Historic Building owner/developer

I want to build an extension and carry out internal alterations to my listed building

I can assist with submitting applications for listed building consent and/or planning permission

I need to commission a heritage statement

Fully understanding the asset means teasing out its significance, as well as assessing any impact caused by proposed changes. An accurate and informed heritage statement is key to obtaining consents.

I would like to discover more about the history and evolution of our house

I undertake detailed research and analysis to uncover the story of your house or site

I need advice on/help with repairing our historic building

I have managed various portfolios of historic buildings and can devise or implement a repair strategy to suit your maintenance requirements

Restoration of Georgian townhouse. Listed building consent was gained for converting the house (then 2 flats) into a house and maisonette. This included a detailed Historic Buildings Assessment which demonstrated a vertical, rather than horizontal division of the house was more respectful of the historic fabric.

Astleham Manor Cottages

Having undertaken research and analysed the building, I discovered this was formerly a medieval hall house that had been moved previously in 1913 to make way for a reservoir. In the 1990s it was threatened again by quarrying. I project managed the acquisition, re-location and re-building at the Museum. Once completed, the old Portacabin offices at the other end of the site became redundant.

  • Negotiated with Spelthorne Council & Thames Water for re-location of building to COAM.
  • Negotiated £100,000 from Thames Water
  • Negotiated £97,200 from HLF
  • Commissioned survey from R. Jerram
  • Contracted dismantling team (Wedlaw Ltd.)
  • Commissioned reconstruction drawing from Bryan Anders
  • Researched property: article in Friends Newsletter
  • Talk to Shepperton Local History Society -1997
  • Supervised Services Engineer re. re-erection, service and office layout drawings
  • Applied for planning permission and negotiated building regs. re office usage
  • Contracted Knight-Leigh Ltd for groundworks
  • Supervised relocation of Museum Offices to Astleham: August 1998
  • Contracted security firm to install museum system

Assessment of Historic Importance

Leagrave Cottages

This for me was the most revealing and satisfying building project at the Museum. When the cottages were being dismantled, initial analysis of the timber-frame suggested they had been constructed as a pair of dwellings  in the C18th. However, I recorded each timber individually and, during the early phase of repairs was able to establish the cottages had started life as a barn, and that this was an example of an early conversion.

The two cottages allowed a different interpretational approach to be taken for each ‘half’, one being restored to its C18th appearance, the other to how it would have looked in the early C20th.

  • Project management of re-erection
  • Experimented with chalk infill mixtures
  • Commissioned thatching
  • Commissioned leaded-light windows
  • Researched and commissioned new bread oven

Little Missenden Manor House

  • In 2009: Commissioned recording, and undertook full photographic survey and research.
  • In 2020: Heritage Statement for LBC consent

We hired James in 2020 as our Heritage Consultant to help us develop plans and support our Listed Building Consent (LBC) application on a set of renovation plans for our 16th Century Grade II Manor House. James balanced perfectly the importance of maintaining the heritage integrity of the property with our desire to update to modern living standards. James was able to understand the modernisation we were seeking and where he felt specific changes were not in keeping with the historic features of the property, gently provide alternative and creative solutions that still met our needs while retaining heritage integrity. James was a consummate professional: always highly responsive, offering thoughtful advice and very timely with his main deliverable which was the heritage statement to support the overall LBC submission. Throughout the whole project, James’ expertise and passion for Heritage assets shone through. His detailed and intimate knowledge of the history of the house was both impressive and captivating. Ultimately, our application was approved first time. Not only are we very happy with the renovations, we have also started off on a very sound footing with the local Heritage office which bodes well for a constructive relationship on future projects. We have no hesitation in giving James our strongest endorsement.

The Wheatsheaf, High Wycombe

I secured a Transformational Project Grant from the Architectural Heritage’s Fund’s Transforming Places through Heritage programme , itself part of the Future High Streets Fund, and project managed the refurbishment of the building.

A key project for the Buckinghamshire Historic Buildings Trust (BHBT), the Grade II high street building dates from 1399 and is the earliest surviving building in High Wycombe other than the church. Unfortunately, the upper office areas had been steadily deserted leaving only part of the ground floor operating as a struggling retail unit. BHBT has restored the building for mixed-use as a commercial bar on the ground floor and a separately accessible venue/activity space on the first and second floors for hire by community groups. The planned flexible adaptation of the building’s upper floors, with platform lift access and WC facilities for disabled people, creates good scope to host meetings, events and classes. The project is located at the centre of High Wycombe’s successful bid to become a Future High Streets Fund zone. 2/3 High Street is identified within these plans and the project forms a key part of the Council's efforts to draw footfall to the High Street in the older part of the town by animating a ‘heritage cluster’ of buildings, and in particular to meet the need to improve the night time offer in the centre of High Wycombe, catering to a young commuter demographic and student population.
